Paint will work but don''t buy Deck Over just get any regular Deck Paint. Maintenance is every two year irregardles (regardless). Clean decks to start with a Behr green label Deck Cleaner. Spray on liberally with a Hudson garden sprayer. Wash clean after letting sit. You can use a broom to work the cleaner into the deck but use old shoes.
